What causes crawl space problems? Moisture causes crawl space problems. Three things destroy organic materials, particularly wood, of which your flooring system, the ceiling of your crawl space, is made of: water, heat, and ultra-violet radiation. Of these, water is really the only one we can control.
Why Remove Moisture From a Crawl Space?
Crawl spaces that are not addressed are a source of:
- Mold and mildew growth
- Water infiltration and high humidity
- Wood rot
- Increased heating and cooling bills
- Health concerns (sick building syndrome)
- Loss of storage space, damaged items due to water infiltration
- BUGS

Crawl Space Mold, Musty Odor, and Home Healthiness
Damp environments, like an unconditioned crawlspace
, are unhealthy and destructive. Places where mold thrives and spreads. Places where insects and critters of all kinds love to live and die. Places that cause heating and cooling costs to rise, especially if you have a vented dirt crawl space. Rot and decay occur in damp environments as well, causing structural damage to the organic building materials of which a house is made.
To add to this, natural airflow in a house goes from bottom to top. This sucks moist air and everything in it up into the living areas of the home. Mold spores, humidity, odors, and insects create unhealthy environments for people. Many people are allergic to these things and experience a host of symptoms, many times not realizing that their crawl space is affecting their health. We've heard countless stories of how people felt poorly in their own home with an unconditioned crawl space, and better when they left.
Is Waterproofing a Crawl Space Enough?
The answer is "No." Crawl spaces do not have to be wet or flooded to be extremely unhealthy.
However, in the case where the crawlspace floods or standing water is present, this must be addressed first. Island & Interior Basement Systems has the right solutions for keeping water out of a crawlspace. From drainage to the best crawl space sump pump systems available in Vancouver Island, the Gulf Islands and interior BC (including Victoria, Cowichan Valley, Nanaimo, Comox Valley, Campbell River, Whistler, Kelowna, Vernon, Penticton, Kamloops, and surrounding areas), we can keep your crawlspace dry.
How to Solve a Crawl Space Moisture Problem
Once standing water is removed, the problem of moisture in the crawl space, typically from high levels of humidity, can be addressed. For houses with damp or wet crawl spaces, installing a vapor barrier is the first step, and in some cases the only step needed, to solve the problem. In most cases additional products and sealing is required. One such product, the SaniDry CSB crawl space dehumidifier, not only dries the crawl space, but lowers the relative humidity throughout the entire house.
Warranty for the CleanSpace Liner
This is only an example and does not imply or act as a warranty.
Island & Interior Basement Systems CleanSpace warranty states that the crawl space liner will be free from holes and tears, and be free from groundwater on top of the liner for 25 years, or we will repair it at no charge to the homeowner. The CleanSpace crawl space liner is also warranted to reduce the humidity in a crawl space. The warranty does not include damage from abuse, or moisture from condensation. Your System Design Specialist can answer any questions you may have.
